Why Providence?

I've been helping buyers and sellers in Northwest Las Vegas since 2014, and Providence is one of my favorite communities to show. It's a master-planned community of about 1,200 acres in the northwest valley, just north of the 215 Beltway at Hualapai Way, in the 89166 ZIP code. Centennial Hills and Skye Canyon are right next door, and Floyd Lamb Park and the Spring Mountains are close by.

What makes Providence stand out is its small-town feel. It was designed with wide, tree-lined boulevards, connected trails, and parks named after American literary and historical icons. The community hosts events throughout the year, from Fourth of July fireworks to an Ice Cream Sunday, so it's easy to get to know your neighbors.

Neighborhoods & Homes

Providence is made up of many separate neighborhoods, or villages, built by a mix of well-known homebuilders. You'll find everything from townhomes and starter homes to larger single-story and two-story family homes. Each village has its own style, HOA, and lot sizes, so the right fit depends on the neighborhood as much as the master plan itself. Helping you compare them is where I come in.

Parks & Things to Do

  • Knickerbocker Park (10695 Dorrell Ln., at Shaumber Rd.) is in the southern part of Providence and has views of the Las Vegas skyline. It has playgrounds for younger and older kids, a splash pad, a baseball field, a nature trail with workout stations, picnic areas, and large and small dog parks.
  • The Promenade is a linear walking park and the community's centerpiece, with seating, landscaping, and an interactive playground.
  • Huckleberry Park near Farm Road adds even more recreation space.
  • Miles of paved trails connect the parks and neighborhoods, so walks, runs, and bike rides are easy.
  • Floyd Lamb Park at Tule Springs and Tule Springs Fossil Beds National Monument are a short drive away for hiking and history.

Getting Around

Providence sits just off the 215 Beltway, near US-95. Downtown Las Vegas is about 25 minutes away, the Strip is about 25 minutes, and Harry Reid International Airport is about 30 minutes by the Beltway. Summerlin's shopping and dining are about 15 minutes south, and Centennial Hills Hospital is about 10 minutes away.

Schools

Providence is in the Clark County School District. Henry & Evelyn Bozarth Elementary School is right in the community, and other addresses may be zoned for James Bilbray or Darnell Marshall elementary schools. Middle school students usually attend Edmundo "Eddie" Escobedo Sr. or Ralph Cadwallader Middle School, and high schools include Arbor View and Centennial. Zones are assigned by exact address, so I always help buyers confirm the zoned schools for a specific home with CCSD and look up current ratings before writing an offer.
