Why Summerlin?
I've been helping buyers and sellers in Summerlin and Northwest Las Vegas since 2014, and Summerlin is where a lot of my clients start their search. It's a 22,500-acre master-planned community, about 35 square miles, along the western edge of the Las Vegas Valley, right at the base of Red Rock Canyon National Conservation Area. The land was originally acquired by Howard Hughes, and today Summerlin is home to more than 130,000 residents.
What sets Summerlin apart is how much is built in. The community has more than 300 parks, over 200 miles of interconnected trails, golf courses, a public library and performing arts center, Summerlin Hospital Medical Center, and its own downtown. It has ranked among the nation's top-selling master-planned communities for decades, and once you spend a weekend here, it's easy to see why.
Neighborhoods & Homes
Summerlin is organized into villages, each with its own character, parks, and neighborhoods. You'll find everything from condos and townhomes to family homes, golf course properties, and luxury estates in areas like The Ridges. Top national homebuilders are still building new homes in the newer villages to the west, so buyers can choose between new construction and established resale neighborhoods with mature landscaping.
Summerlin's primary ZIP codes are 89134, 89135, 89138, and 89144, with some neighborhoods in 89128, 89145, 89148, and 89161. Because Summerlin is defined by its boundaries, not ZIP codes, I'll help you confirm whether a specific home is actually inside the master plan.
Sun City Summerlin is a 2,530-acre Del Webb village for adults 55 and over, with 7,779 homes, three 18-hole golf courses, and several social and community centers.

Getting Around
Summerlin is served by the 215 Beltway, with Charleston Boulevard and Sahara Avenue running east toward the city. The Strip is about 20 minutes away, Harry Reid International Airport is about 25 minutes, and downtown Las Vegas is about 20 minutes. The Red Rock Canyon scenic drive is about 15 minutes from most of Summerlin, and Centennial Hills is about 20 minutes north by the Beltway.
Schools
Summerlin has 26 public, private, and charter schools within the community. Public schools are part of the Clark County School District. Zones are assigned by exact address, so I always help buyers confirm the zoned schools for a specific home with CCSD and look up current ratings before writing an offer.
