Tule Springs Homes for Sale – Northwest Las Vegas Living

Why Tule Springs?

I've been helping buyers and sellers in Northwest Las Vegas since 2014, and the Tule Springs area is one of the valley's most unique places to live. It takes its name from Tule Spring, a natural spring that still flows today inside Floyd Lamb Park, surrounded by wetland plants called tules. Just to the north is Tule Springs Fossil Beds National Monument, so you get open desert, mountain views, and a lot of history right in your backyard.

Neighborhoods & Homes

Homes around Tule Springs range from established neighborhoods to newer builder communities, and some properties on the area's larger lots offer more space than you'll find in much of the valley. On the North Las Vegas side, newer master-planned neighborhoods also carry the Tule Springs name. Every neighborhood has its own HOA, lot sizes, and features, and I can help you compare them. For current prices and how fast homes are selling, see my Las Vegas Market Stats page.

Parks & Things to Do

  • Floyd Lamb Park at Tule Springs is a 680-acre City of Las Vegas park with lakes, wildlife, lush trees, and views of the Sheep and Spring Mountain ranges. The historic Tule Springs Ranch sits inside the park and shows what an early Las Vegas working ranch looked like.
  • Tule Springs Fossil Beds National Monument covers about 22,650 acres just north of Las Vegas and North Las Vegas. It became a National Park Service unit on December 19, 2014. It's the largest Ice Age fossil site in the Mojave Desert, with fossils of mammoths, ancient horses and camels, ground sloths, dire wolves, and saber-toothed cats.

Getting Around

Tule Springs sits close to US-95 and the 215 Beltway, so it's easy to get across the valley. Centennial Hills shopping and services are just minutes away, and the Strip is about 25 minutes depending on traffic.

Schools

Tule Springs is in the Clark County School District. School zones are set by address, so I always help buyers confirm the zoned schools for a specific home with CCSD and look up current ratings before writing an offer.
